    DubaiBrokers Marketplace Data

Asking-market statistics are calculated from property listings published on DubaiBrokers. These include active inventory, asking prices, asking price per square foot, asking rents, listing age, property type, bedroom distribution, building activity and broker activity.

  2. 02

    Official Transaction Data

Completed transaction indicators are calculated from official Dubai property transaction records, such as transaction amount, property size, property type, area, project and room information. They are shown separately from asking prices, once the official records are available for the area.

  3. 03

    Rental Data

Registered rental indicators are calculated from official rental records, such as annual rent, contract information, property size, property type, rooms, area and project. They are shown separately from asking rents, once the official records are available for the area.

  4. 04

    How We Calculate Median Values

DubaiBrokers generally uses median values rather than simple averages for market pricing indicators. The median represents the middle observation after qualifying properties are ordered by value and can reduce the influence of unusually high-value or low-value listings.

  5. 05

    Price per Square Foot

Price per square foot is calculated at property level before the median for the selected market segment is calculated.

  6. 06

    Data Quality

Listings without a valid price or property type, test listings, possible duplicates (the same building, bedrooms, size, price and offering, or the same permit number) and prices per square foot far outside their segment are excluded. Listings with an unrealistic size are left out of per square foot values. Market statistics represent available records during the reporting period and should not be interpreted as property valuations or investment advice.

    Listing Definitions

Active listings are listings live on DubaiBrokers on the day of the snapshot. New listings were published in the previous 30 days and removed listings left the marketplace in that time. Listing age counts the days since a listing was published. Asking rents are annual; monthly rents are converted to a year.

  8. 08

    Minimum Sample Sizes

A median is published only when it is based on at least 30 listings, 20 transactions or 20 rental contracts. Below that, the page shows "Insufficient data" instead of a value, never 0.

  9. 09

    Area and Building Mapping

Listings are counted in the market area of their location on DubaiBrokers. Official records use their own names, for example Marsa Dubai for Dubai Marina; they are matched to our areas and buildings through verified mappings, not text matching alone, and names that are not verified yet are left out.

  10. 10

    Refresh Frequency

Marketplace figures are recalculated every day at 3:00 AM Dubai time from the listings live at that moment. Monthly figures and month-on-month changes are built on the 1st of each month from the daily snapshots of the month that closed. Every calculation is checked before it is published; when it fails the checks, the previous figures stay in place.

  11. 11

    Limitations

Asking prices and rents show what sellers and landlords ask and can differ from completed transaction prices and registered rents. Marketplace data covers listings published on DubaiBrokers, not the whole Dubai market. The commentary describes published figures only and is not a forecast.

    Corrections

When an error is found, the affected figures are recalculated and the corrected figures replace the previous ones with a new update date. To report a possible error, contact DubaiBrokers support.
